Do you have an illegal suite? Selling or buying one in this market, both the seller and buyer must be aware of a few things. The seller needs to disclose (in writing, preferably ON the purchase contract) that the suite is ILLEGAL . Do not mince words, by using phrases like 'it does not conform to the city standards or land use bylaws of today'. Its illegal. The City of Calgary is waiving the DP (development permit) for secondary suites, including carriage suites, until June 1-2020. It?s a $1364.48 savings. You still will need a BP (building permit) to do the suite: approx $1312. I was explained this was offered in a bid to get secondary suite owners to comply to legalize their suites, and if not, they would start to follow up on them. I recently did a transaction with a lovely couple. It was not a perfect ride from beginning to end, but we found our way and they did end up with the perfect home for them. I was so pleased as they did have their first deal crumble. As the saying goes, sometimes you have to kiss a lot of frogs.

Tuesday, February 8, 2011 - Tax Assistance for Low income Seniors??
Did you know that 'sometimes' there is a property tax assistance form for low-income seniors? Not every year and only if the provincial budget allows for it, but it looks like 2011 may be one of those years.
We have to wait until May 2011 when tax notices are sent out, but watch for it--and call 311 for more information.
Many seniors are paper rich and income poor and this program is an option for those in our community.

What is the 2011 Forecast?? Here is a short rundown on what CREB is predicting for 2011:
4.1% increase in Single Family Home Average Prices
1.8% increase in Condo Average Prices
I beleive we will have an increase of 2-3% in overall prices--mainly in the spring--flat for the remainder of the year.
The sales numbers forecasting was very agressive: an increase in sales in all sections has been forecasted:
Single Family Sales up 19.9%
Condo Sales Numbers up 15.8%
Town Sales up 13.5%

Sunday, January 23, 2011 - Open Houses -Do They Sell Houses??
Open Houses - Some realtors swear by them and others say its a complete waste of time. Who is right??
I beleive the truth is somewhere in between. Some communities, like my new listing in McKenzie Lake are busy and vibrant young communities with alot of activity. Other communities, perhaps some highrises, or like my own community--there is no place to walk to, so we are a complete driving community, have less overall activity that make the open house more challenging.

Listings are gradually coming down, now at 8387 today--we were at over 9200 just a couple of weeks ago. Listings are going the 'right' way, which should translate into stabilizing prices, creating that elusive BALANCED MARKET.
