Open Houses - Some realtors swear by them and others say its a complete waste of time. Who is right??
I beleive the truth is somewhere in between. Some communities, like my new listing in McKenzie Lake are busy and vibrant young communities with alot of activity. Other communities, perhaps some highrises, or like my own community--there is no place to walk to, so we are a complete driving community, have less overall activity that make the open house more challenging.
We always hear that one preson who bought their home from an open house. The reality is that less than 5% of houses sell via an open house.
If someone said you had a 5% chance of winning the lottery--would you buy a ticket?
Whether to have one or not, this is a discussion between you and your realtor (me!) Each property in each community needs to be assessed. Marketing is not a straight line graph--change it up!!
