Thursday, January 13, 2011 - McKenzie Lake -NEW Listing

Some days you get good listings, some days you get grrreat listings. This is an awesome home, close to the lake, schools, even the pub on the corner. All are far enough away so as to not be bothered by hoards of kids or tons of parking--you get to enjoy all the benefits of the location without the crowds or parking issues!!

Can you imagine living with a lake blocks away? It does not feel like you are living in our prairie city of Calgary. Not only can you challenge yourself for that triathlon you've always wanted to enter by swimming in the lake, running and biking on the pathways, you can also canoe, fish in the summer, skate in the winter, shinny anyone? Learn to skate? Literally a few blocks away from the Lake, ES &JHS Schools, Community Centre, Local Strip Mall, Playground, Ball Diamonds, Outdoor Rink. You can Swim, Skate, Tennis, Canoe—even Fish--could this be YOUR Lake Lifestyle! McKenzie Meadows Golf Course is Close By, too. Ambitious? You could WALK there. Carrying your clubs is another thing though. Perhaps invest in a cart?

The home itself is almost 1800 sq ft, 3 bedrooms up, master has a beautiful ensuite with jetted tub, separate shower, loads of light and huge walk in closet with closet organizers, the family 4 pc bath is at the top of the landing, separate, so it’s great for guests and/or the kids.

The main floor layout is not your typical 2 storey home layout--the kitchen and breakfast nook at the back allow you to enjoy your morning coffee in the sunshine. The kitchen itself is oak--and loads of cabinetry. Large (deep too) wall pantry, ledge for plants, wall oven and space for wall microwave, countertop stove. With a few minor updates (yes, it does have a sunshine ceiling--easily removed AND the stucco matches up there!) this kitchen could be thoroughly modern.

Step down into the family room, so elegant and cozy. Cozy does NOT mean small, cozy means it has a mantle fireplace, built in shelves (an entire wall), classic wood panelled walls that make it cozy and inviting--a room you want your family and friends to gather in. It’s open to the kitchen and nook and also loads of south facing windows.

When you first enter the home you enter in the living room, up a step to the dining room (its currently being used as an office). Again, loads of windows, good sizes on both to accommodate your living room sofa, chairs, tables and seating for 6-8 in the dining area.

The garage I refer to as a 'man's garage as it is dry walled and insulated with a man-door--all features that allow a man to work on his favourite toys. But of course it could be anyone's favourite garage if you choose to paint, do art work, work on bikes, tries, automobiles--you can remain comfy with the super garage heater. Of course, you COULD park your car in here too. Actually park 2 vehicles in here.

The basement is partially finished. It is roughed in for 2 bathrooms--slightly unusual. I believe the plan was to create a bedroom with ensuite and a separate bath for the main area--a play room or party room or bar room--let your imagination soar!

It is equipped with 2 hot water tanks (did I mention that master ensuite has a soaker jetted tub??), a water softener, power humidifier, central vacuum, etc.

The south backyard--though it’s currently covered with snow--has an RV parking spot and storage shed. This exposure could green up your blackest thumb and make you an expert gardener.
And did you know that south Calgary is actually warmer than north Calgary, gets less extreme weather (the major storms come in from the NW), less rain days in the summer, too? There are many reasons to move to the Lake.

Did I mention it’s a short walk to McKenzie Lake??
