Do you have an illegal suite? Selling or buying one in this market, both the seller and buyer must be aware of a few things. The seller needs to disclose (in writing, preferably ON the purchase contract) that the suite is ILLEGAL . Do not mince words, by using phrases like 'it does not conform to the city standards or land use bylaws of today'. Its illegal. I beleive its important to note the passing of our former mayor of Calgary and premier, Ralph Klein on Good Friday. I was always impressed that he spoke his mind and said out loud what many people were thinking. And the fact he took AB from a $23 Billion deficit to balancing the books was pretty impressive too. Did you know that 'sometimes' there is a property tax assistance form for low-income seniors? Not every year and only if the provincial budget allows for it, but it looks like 2011 may be one of those years. We have to wait until May 2011 when tax notices are sent out, but watch for it--and call 311 for more information. Many seniors are paper rich and income poor and this program is an option for those in our community.

CREB Forecast: ~3% increase in rural properties, ~4% in condos, ~6% residential. Sounds promising. Economists noted the first part of the year will be better than the latter half & recovery is still slow. 2011 to realize more of the 'recovery'. Our economists panel predict a 2% increase in the Bank of Canada rate late 2010 into 2011. Tuesday, December 2, 2008 - Renovations - Hardwood

We are renovating our new property. The hardwood has been sanded & has what appears to be a single coat of satin varnish. I thought we should add more coats to protect the hardwood. Call Alberta Hardwood for advice! I used a roller which left little bubbles in it. Then I went back over the wet varnish with a brush to get the bubbles out. It has dried nicely. I keep telling myself I am building equity, building equity. To avoid renovations, call me to get a NEW home today!
