So you have viewed THE perfect home, and it has an illegal suite. What does that mean for you? How does this affect you? Firstly, check to see if it is legal, by checking the address online with the City of Calgary's legal suite registry: https://secondarysuites.calgary.ca/

If its legal, you can rent it, live in it, enjoy all the regular benefits of home ownership.

If its illegal, keep in mind you may not get a mortgage. Your insurance may not insure it. The City could come and remove the suite -- and you cannot rent it. You may be willing to risk it, though the institutions supporting the purchase may not support this purchase. They have to protect their best interests and an illegal suite may not fit within their portfolio.

Research BEFORE you buy. Know your risks.
